Whenever you are selling a home or going to sell a home, one of the most important, and most overlooked steps is preparation, otherwise generally known as home staging. Preparation is a multi-step process that anyone can do, but it takes thought and it takes effort. It's real estate marketing 101.
Ultimately the objective is to make a home look as beautiful as it possibly can before going up for sale so that when people see it there is a positive emotional response to what they see.
The steps are as follows:
- Curb Appeal: Remember you have only seconds to make a great 1st impression. Make sure the front of your home is as neat as possible.
- De-Clutter: Get rid of the excess baggage. Just keep minimal stuff around. If there is something that you will not use for the next couple of months store it away either offsite or in well packed boxes.
- De-Personalize: No personal items. That means family pictures etc. The idea here is to make your home as neutral as possible so that potential customers can see themselves living here.
- Clean, Clean, Clean: You can’t clean enough. Use a lemon scented or other type of cleaning product. It’s a fact that potential buyers stay in a clean house longer.
- Furniture and Accessories Arrangement: Make furniture groupings. Make sure any potential customers that are viewing your home can easily move around.
