You’ve worked very hard to prepare your home for sale, to assess the market and establish a fair asking price, to create a compelling story and to document the home with beautiful photographs. You’ve posted it up and you’ve had a lot of visitors but no one is calling.

Did you know that on average it can take anywhere between 45 to 180 days to sell a home depending on the market?

The Rule of Seven

Marketers like to talk about “The Rule of Seven”: the idea that people need to see your marketing message seven times before they take action.

Moreover, a customer has to see an ad seven times to remember it.

Does that mean that they are going to come back to your posting seven times before calling you? Well in fact there is little chance.

You need to get it in front of them again. The best way to do that is to provide your audience new content that drives them back to the listing.

Some options are:

  1. Post new written content about the house describing some special feature or something you think buyers will be interested in.

  2. Announce and hold and open house.

  3. Post more new photos.

  4. Post some drone footage or a personalized walkthrough.

  5. Come up with something tastefully surprising that you think your audience will love to see.

The objective is to get people to remember that you’re for sale and to keep them coming back and get them engaged. It’s also important to ensure that you are delivering good fresh content so that it doesn’t feel like you’re spamming your audience!.

Some Tips

Out of sight, means out of mind and that’s a place where you don’t want to be!

Some tips are:

  • Keep your tone conversational;
  • Be authentic by drawing from your experiences, knowledge and sense of humour;
  • Ask questions - you are likely to get more engagement and insights when you put questions out there;
  • Create collages - social media users love them;
  • Think about the timing of posting your content. Hit your users when they are most likely to be online;
  • Follow up - when someone shares or comments return the favour of acknowledging them and expressing your appreciation;
  • Engage user groups; and most of all
  • Be patient!
